Documentation & Title Verification

Fewer than 10% of land in Nigeria is formally documented, and only about 3% of Nigerians hold a valid, perfected title. We verify a property's paper trail before you commit - C of O, Governor's Consent, survey plans, and the chain of title - so you know exactly what you're buying into. Every land transfer in Lagos requires Governor's Consent under the Land Use Act; we help you understand where a property actually stands in that process, not just what a seller claims.

Property Management

Whether you're two hours away or two continents away, your property still needs someone checking on it. We handle tenant sourcing, rent collection, routine inspections, and maintenance coordination across Lagos and the corridors around it - Ikorodu, Ibeju-Lekki, Yaba, Surulere - so owners don't have to choose between their life and their property. This is built with diaspora owners specifically in mind: a meaningful share of the $21.8bn+ in diaspora remittances flowing into Nigeria each year goes into property nobody is physically checking on.

Buying & Selling

Nigeria's housing deficit sits near 15 million units nationally - closer to 28 million once you count stock that's substandard or unfinanceable. That gap is real, and so is the fragmented, often-untrusted process of actually buying or selling into it. We support buyers and sellers through mass-market and peripheral-corridor transactions with the same documentation rigor as our verification service, so a purchase doesn't turn into a discovery process afterward.

Rental & Leasing

Finding a rental that's genuinely available, fairly priced, and free of the usual agent-fee runaround is harder than it should be. We match tenants with verified listings and help landlords lease efficiently, without the informal, undocumented arrangements that leave either side exposed.

Mortgage Facilitation

Nigerian real estate is still overwhelmingly a cash-and-equity market: the CBN's benchmark rate sits at 26.5%, mortgage rates run 20-30%, and loan-to-value is typically capped at 50-70%. Financing isn't easy to come by, and we won't pretend otherwise. We help you understand what's realistic for your situation and connect you with the financing routes that actually exist, rather than sell a mortgage-first plan the market doesn't really support.

Real Estate Consultancy

For Ikoyi, Victoria Island, and Lekki specifically, we offer narrow consultancy support rather than full brokerage - established firms already operate at scale in this segment. If you need a second opinion on a prime-district transaction or a documentation review, we can help, though this isn't where we're positioned to be your primary agent.
